A full and comprehensive Inventory is vital to protect both your investment and the Tenant's deposit. With an Inventory in place, the risks of a disputed deposit deduction are greatly reduced and, in the cases where a dispute does occur, having an Inventory will help to ensure that the correct outcome is reached.
Landlords should be aware that conducting their own inventory could cause issues should a dispute arise. Protection schemes such as the TDS and the DPS will always favour inventories conducted by professionals over those carried out by the owner of the property.
The clerk will meet your new tenants at the property on the day that the tenancy starts and both parties will agree the property's contents and condition. Meter readings will be taken, smoke and Carbon Monoxide detectors will be tested, and keys handed over.
When the tenant leaves the property we’ll look for differences from the original inventory. Fair wear and tear will be considered and all utility meters read. Having the Inventory report from the start of the tenancy and the Checkout report from the end of the tenancy allows both parties to see exactly how the property has changed across the duration of the tenancy. The checkout report will detail any areas of attention that need highlighting, and these will usually be segmented into ‘landlord’ and ‘tenant’ sections to determine who is responsible for what.
